Herons Forest Late Assessment Letter Process:
1st Payment Due January 1st and Late after January 31
(1st half of payment only is due if owners are in good standing)
1st Letter for overdue will be mailed February 10 with $ due date February 28
2nd Letter will be mailed March 10 with $ due date March 31
3rd Letter will be sent certified mail April 10 (Final/sending to attorney) with $ mandatory due date April 30
Owners will be referred to attorney on May 5 (allows time for April 30 postal date)
2nd Payment Due July 1st and Late After July 31st

3rd Letter for overdue will be sent certified mail (Final notice/sending to attorney) on October 10 with $ due October 31
Owners will be referred to attorney on November 5 (allows time for October 31 postal date)
Owners in good standing may pay 1/2 of the dues on January 1st and the second half on July 1st. Owners that have not paid any of the dues post marked after January 31st must pay the entire balance of dues. Late charges are applied at 18% per annum and 5% of the full amount of annual assessment fee that is paid past the due date.
